Standard home insurance is designed for a property lived in full time. Holiday homes are different — periods of unoccupancy, commercial letting, and seasonal use all create risks that standard policies are not built to cover, and many include unoccupancy clauses that invalidate cover after just 30 or 60 days. A specialist holiday home insurance policy is arranged around how your property is actually used. With our holiday home insurance, you can receive cover for:

We understand that, at some points throughout the year, your second home might be left unoccupied. Our holiday home insurance policy is designed with this in mind, and is tailored to keep your second home safe when you’re not there, so you can have peace of mind knowing it’s covered all year round.

Cover for unoccupancy can include cover for damage such as: fire, lightning, explosion, earthquake, storm, flood, subsidence, ground heave or landslip, as well as escape of water or oil, theft and riot damage. For a full range of cover options, please speak to one of our advisors.

In case of unoccupancy, your second home must be visited at least once every 30 days, either by you or a trusted representative. You should aim to keep a record of dates, time and any observations of the property, as this will be needed in the event of a claim.

Your occupied holiday home

To keep your holiday home as protected as possible, we provide a range of additional cover options when your property is occupied. This includes protection for:

  • Property owner’s liability cover up to £2,000,000
  • Accidental breakage of sanitary fittings, fixed glass, solar panels and ceramic hobs
  • Accidental damage to underground services which extend from your home to the public mains for which you are legally responsible
  • Loss of rent or alternative accommodation up to a maximum of 20% of the building sum insured, for a maximum period of 12 months
  • Communal contents cover up to a maximum of £5,000
  • Emergency access to the premises subject to an aggregate maximum of £5,000
  • Trace and access cover, subject to an aggregate maximum of £5,000

What is the difference between holiday home insurance and holiday let insurance?

Holiday home insurance covers a property used by the owner, family, and friends for personal use. Holiday let insurance covers properties commercially let to paying guests and includes additional cover for public liability, accidental damage by guests, and loss of rental income. If you use your property for both personal and commercial purposes, a combined policy reflecting both uses should be arranged. Speak to our team to discuss your specific situation.

Can I insure a holiday home with non-standard construction?

Yes, though not all insurers will offer terms for non-standard construction properties. Rural holiday homes such as stone cottages, timber-framed buildings, and properties with slate or thatched roofs are common in popular holiday destinations but may fall outside standard holiday home insurance panels. Norton’s specialist insurer panel includes providers experienced in non-standard construction, including properties that have previously been declined elsewhere.

Does holiday home insurance cover loss of rental income?

Loss of rental income cover can be included in holiday home insurance policies and is particularly important for commercially let properties. It covers income lost from cancelled bookings if the property becomes uninhabitable following an insured event such as fire, flood, or storm damage. This is not available under a standard home insurance policy. Speak to your personal client manager to confirm whether loss of rental income cover is included in the policy recommended for your property.
